The architectural visualisation of a building is the perfect complement to the sales strategy of developers, agencies or real estate agencies concerned with giving visibility to their developments before they are ready to be visited.

It is the process of transforming a 2D architectural plan into a 3D model, providing the ambient light, materials, colour, shape and textures that the architect has detailed in his design.

1. 3D images, 3D renders or 3D infographics.

Undoubtedly a great communication tool with which to express ideas very easily through static images.  It is the most widely used resource in the field of architecture and property development. With a realistic representation of a building, a clear definition of the building is obtained with which possible errors in relation to finishes, volume, etc. can be corrected. It is also an excellent marketing tool to promote the project once it has been fully defined.

2. 3D animation or promotional video of a new real estate project.

With this technique you can go ahead and see how the building is integrated with the environment, you can also observe it from any angle thanks to the 3D animation. The setting of the scene and the realistic details such as lighting, textures, movement and even the appearance of real or 3D characters, make the viewer understand perfectly the essence of the project and provoke different emotions in him.

3. 360º virtual tour

If what you need is to take a walk through any device through the facilities of the development, you can use animation to show the interior of a property with all the details and views, it is the closest thing to making a video call from a mobile phone to show a space.

In addition to static renders and animations, at Jetcommunication we develop architectural visualisation products such as: virtual and augmented reality, 360º video, virtual tours or gamification.

Advantages of architectural visualisation

The advantages of 3D models are many as it quickly shows the feasibility of a design idea, allows us to find and correct costly errors in previous designs and is more realistic than the 2D plan.

Through architectural visualisation we can improve the selection of materials for construction and it helps to control the cost of the project.

There are projects in which it is not possible to experiment with the forms, materials or finishes as they are already conceived, this is the case of the real estate market for sale or rent of houses that are not new construction, in these cases the model is a tool to simply visualise in 3D what is already defined beforehand, however the great potential of these tools emerges in those projects where the materials or finishes are not yet defined, it is then when it becomes a thinking machine, in which all kinds of ideas have a place.

The price of architectural visualisation will depend to a large extent on the precision or degree of realism of the image. In our 3D architectural visualisation studio, we have the most cutting-edge technologies, such as those that allow us to visualise spaces using virtual reality.

With this technique we can make the client feel sensations very similar to those of walking through the house thanks to the virtual reality glasses.

With all this we have a wide range of ways to attract customers through the image generated by software. In addition, each service has a precise purpose in each of the stages of a sales funnel, because, for example, 3D infographics and virtual tours are a very good option to qualify people who are looking for housing, you will find them in the promotions themselves, in mupis, or physical ads, but also on Google or social networks.

However, the traditional mock-up or architectural model is a fantastic resource to close the sale in the office, especially with potential clients who still find the digital environment difficult (most of them still do) or who are distrustful (which also happens).

If you have any doubts or simply need help to generate more sales, don’t hesitate to contact us, we have been making our clients’ marketing and sales investments profitable through 3D images and video for more than 20 years.

How do we make our infographics and 3D animations?

Our team is made up of professional computer graphic designers who are experts in the use of the main real estate design and 3D modelling software, as well as photographic and audiovisual editing programmes. For this reason our production process incorporates many steps to reach the optimum level of quality. However, there are a series of steps that must be done to obtain any type of quality 3D infographics.

The first thing we do when we receive the plans and as much information as possible from the client is to start constructing the building in three dimensions. In this first step we obtain a view of the building as a block without texture or colour. The finish is faithful to reality in terms of structure, measurements to scale, etc.; but it does not yet contain any aesthetic details.
The second step is to start giving a higher level of realism. This is achieved by giving texture to the walls and exterior walls and adding details such as the floor, doors, windows, furniture, etc…. Here the project takes on a much more visual form that is already understandable both for its structure and its decoration.
In addition to furnishing the interior of the building, it is necessary to create a realistic setting for the exterior. In this phase it is essential to have the necessary data to create an environment exactly like the actual location. After all, the furnishings and decoration may change, but the location will remain static. Therefore, it is necessary to represent the reality as accurately as possible, including roads, natural landscapes, nearby infrastructure, etc.
Also part of the scene are the small elements that will make a simple image of a building come to life. This is achieved thanks to the incorporation of characters (both in 3D and integration of real actors) and by adding small details that will turn a cold scene into a more everyday one (drinks, food, small pieces of decoration, flowerpots, textiles…).

Once the 3D image is ready, light effects are added and possible texturing errors are corrected. The aim is to build a photorealistic image that makes you doubt whether it is a real photograph or not. This is achieved through the rendering process, which consists of unifying all the previous work and processing it to later export it to a format compatible with any type of reproduction device.

Finally, once the renders are obtained, the post-production process begins, which is different for each project, as it depends on the type of presentation that you want to give it. If you want to make a video, you will have to use editing and montage programmes such as Adobe Premiere; but if you want a series of static images, you will use photographic editing software such as the well-known Photoshop.
In this last phase, all the necessary corporate elements are also added, the most common being the incorporation of at least the logo of the promoting company.
In our studio we offer the highest levels of quality, creativity and technology, so our 3D animations also include VFX to make the level of compression of the project even higher and the message easily reaches the viewer.
